In other words, the residential building provides sleeping accommodations with or without cooking, dining, or both facilities. Site selection for residential buildings
Selection of a site for any building is very important and an expert’s job and should be done very carefully by an experienced engineer. The requirements of a site for buildings with different occupancies are different. The following are some important factors that should be considered while selecting a site for any residence.
- The site should be in a fully developed area or in an area that has the potential for development.
- There should be good transport facilities such as railway, and bus service, for going to the office, college, markets, etc.
- Civic services such as water supply, drainage sewers, electric lines, telephone lines, etc., should be near the selected site to obtain their services at no extra cost.
- Good foundation soil should be available at a responsible depth. This aspect saves quite a bit in the cost of the building.
- The soil at the site should not be made up type as far as possible. The buildings constructed over such soils normally undergo differential settlement and sometimes become the cause of the collapse. Cracks in buildings in such conditions are quite common.
- The groundwater table at the site should not be very high.
- The selected site should be large enough; to ensure the building has abundant light and air to prevent any over-dominance by the neighboring buildings.
- The residential house site should be located away from busy commercial roads.
- The nearness of schools, hospitals, markets, etc., is considered good for a residential site, but these facilities are not very important when selecting a site for other public buildings.
- The residential site should not be located near workshops, or factories, because such locations are subjected to continuous noise.
